Traditionally, buyers would stop at an open house or schedule an appointment at a house for sale and be shown the property by the listing agent. But the problem with this approach is that the agent is a representative of the seller.

Be careful about what you say to the seller's agent. Remember, speaking to their agent is almost exactly like talking with the seller. Would you tell the seller how high you would go on your price if you were making an initial offer? A listing agent's role is to locate a ready, willing and able buyer for their seller, and to get as high a price and as good terms as possible for the seller. He or she is required to inform the seller of any facts that may influence the seller's decision about whether to accept yuour offer or not.

For example, if you mention to the listing agent how much mortgage you are qualified for, don't be surprised if the seller knows too.

As a buyer, you want the lowest price and the best terms you can get. Remember that the seller wants the highest price and the best terms that he or she can get also. Keep this in mind when speaking with a seller or seller's agent, even if that agent is me!!!

And do at least consider using a buyer's representative to purchase your home. It isn't as complicated or expensive as you might think. Experienced agents have the background to recognize some of the pitfalls of buying a home, and can perhaps save you from making the same mistakes made by others in the past.
