Know Why You are Selling If you know exactly why you are selling your home, then it is easier for you to set the right plan of action to get what you want.
If you are a seller who needs to close a sale as quickly as possible, (for instance, because of a job transfer) then getting the highest price may not be your highest priority. A buyer who can close quickly will appeal to you more than a buyer who is not in as strong of a position and would take longer to close.
It's a good idea to determine in advance how low you are willing to go in terms of selling price. This will help you to easily eliminate unjustifiably (and sometimes ridiculously) low offers. Even though you should consider all offers seriously, taking into account the terms of each offer, setting your bottom line firmly ahead of time will give you comfort in your decisions.
Once you know what your limits are and your reasons for selling your home are, discuss them with your realtor so that he/she can help you set your goals realistically. If you decide to list your home independently without the aid of a realtor, make sure you do enough research on the current market and that you get the proper advice you need in terms of legal issues, etc. The key is to be realistic and to know what your goals are so that they can more easily be met.
