  Insist on a Home Inspection

A professional home inspection protects both you and the buyer. It allows both you and the buyer the opportunity to learn about the property's defects. This helps the buyer to be informed of any potential issues in the structure, condition, etc. of the home. The inspection report also protects you, the seller, from future liability as it establishes the actual condition of the property at the time of sale.

A home inspection usually covers the following:

  • Plumbing: Check for leaks, clogs and weaknesses in the system.
  • Roofing: Determine the overall quality and check for deterioration and leaks.
  • Electrical Systems: Look for potential fire hazards and confirm that there are adequate circuits and outlets.
  • Building Structure: Examine the underlying foundation and overall integrity of the home.
  • Other Systems: Check that the furnace, hot water, central vac, appliances, etc. are all working properly and safely.
  • Water: Check to see that the water is safe and abundant. This test is especially important in homes with private wells.
  • Septic System: Make sure the system is in good condition and functioning properly.
  • Environmental Hazards: Test for radon levels, possible lead paint and other environmental contamination.
  • Pests: Make sure there are no infestations of any kind.
